About the cottage

 

Although the four-bedroom home is only ten years old, we are always improving the home each year. Due to numerous requests from clients, we have installed a shower in the downstairs bathroom and constructed a wheelchair ramp.

This residence is thirty feet from the St. Lawrence River, which offers good swimming, canoeing, boating and a beach. The large beach is ideal for children, located at the beginning of a very wide and shallow bay on the St. Lawrence River. The dock is suited for small watercraft, 25 feet or less, due to the shallow bay. We have a beach volleyball court on the second level of the 1.5 acre property, a paddleboat for the kids, a swimming raft anchored offshore, and a canoe to loan the adults. A kayak is available upon request.

Swimming is a popular summer activity, especially in the deep water a few hundred yards offshore. We have a shallow wading area near the 68’ dock for younger kids. There is no river current in the wading area, and only a small current further offshore.

Local winter activities include snowmobiling, hockey, skiing-both downhill and cross-country, ice fishing, snowshoeing, toboganning and skating.

The super-insulated four-bedroom home was completed in January of 1999. If you are unfamiliar with an R-2000 home, it refers to a very high insulation standard used for custom-built energy efficient homes. Although the home was not registered as an R-2000 home, the insulation is of a comparable standard. Between this high-level of insulation, the numerous ceiling fans and the river breeze, the home can be very comfortable on a warm day in summer and cozy on a cold winter’s night, especially with the beautiful woodstove.

The home has a huge ¼ acre “play area” behind the home with a beautiful manicured lawn. We have planted over 50 trees around the perimetre of the property including a dozen lilacs, an ash tree as well as apple, maple and oak trees. The gardens are beautiful. It is best that you visit and judge for yourself! The second level of the property has an over-sized beach volleyball court and a sitting area with picnic table.

The building has majestic ten-foot ceilings on the main floor with huge windows in each room, all windows with a river view. The home has two full bathrooms, downstairs with a shower and upstairs with a jacuzzi tub/shower. Except for an area rug sometimes used in the dining room each winter, the home has beautiful maple hardwood floors throughout. The four-bedroom home is fully furnished including next-to-new beds, mainly antique bedroom furniture, colour television, satellite dish, VCR, washing machine and dryer, dishwasher, fridge, stove, microwave and even a coffee maker! The couches are next-to-new. In contrast, most all of the remaining furniture is turn-of-the-century antiques. The antiques are mainly older, tough durable pieces, usually able to withstand a child’s curiosity.

You have a gas barbecue, an integral part of a summer place and handy in the winter too! We have a fire pit available for campfires on non-windy days.

The beds include a king size, queen size, double and two single beds as well as queen size murphy bed, we will provide a crib upon request if available. Please check with us as per your requirements and what we have available. There is plenty of closet space. You will have lots and lots of plates and utensils. “There is four higher end sitting chairs for outdoors in addition to at least another half dozen stacking chairs. Others can be made available upon request. You should like ours, however if you have a favourite one at home that travels easily, it may not hurt to bring it along J!”

Facing the river we have a double veranda, 30 feet from the riverbank. It measures 24 feet long and eight feet wide and is accessible from the patio door downstairs. The upstairs veranda is the exact same size and adjoins the master bedroom. From our bay on the river, the upper deck boasts the best view of the off-shore islands and the American coast, two kilometres away. This is, after all, the beginning of the THOUSAND ISLANDS!

The Great Lakes freighters pass by far across the river near the U.S. shore, and are lit up like Christmas trees at night. There are spectacular sunrises over the offshore islands. Occasionally the sunset will light up the islands in red or pink with their reflection on the mirror-like water. The spring tulips are beautiful and the incredible autumn colours are spectacular, depending on the exact week you rent and how quickly Mother Nature turns the colours of the leaves.

For nature lovers there is excellent bird watching along the shore and in the local wooded areas. The host of birds includes woodpeckers, cardinals and the awesome local blue heron. Be sure to feed the baby ducks!

The home is rented weekly or monthly in July & August.

Labour day weekend can often be rented as the weekend only, contingent on availability.

Weekend rentals are available any month except July & August.

Weekend rates from September to June starting at $149 per day are available for select weekends. most weekend rates are $199-249 per day. Weekday rates are also available.

Owner Cancellation Policy

Cancellations made in writing by registered letter, any time up to an including 121 days to prior occupancy are subject to a 10% cancellation fee of the overall contract value and a refund of the difference of any monies paid.  For example a $1,000 rental fee would entail a $100 cancellation fee.

 

Cancellations made in writing by registered letter within 61 to 120 days to prior occupancy are subject to a 33% cancellation fee of the overall contract value and a refund of the difference of any monies paid.  For example a $1,000 rental fee would entail a $333 cancellation fee.

 

Cancellations made in writing by registered letter within 31 to 60 days to prior occupancy are subject to a 66% cancellation fee of the overall contract value and a refund of the difference of any monies paid.  For example a $1,000 rental fee would entail a $666 cancellation fee.  If we can re-rent the week or weeks in question we will happy to reduce the cancellation fee, less any costs for re-renting:  Most advertisements in newspapers start at $150 to $250.

 

Cancellations in writing by registered letter within 30 days to prior occupancy are 100% responsible for the complete rental fee.  It is almost impossible to find a suitable tenant on short notice.

 

If ever we can re-rent the week (s) you cancelled we may be able to offer you a credit to be used at a later date, within 12 months of the cancelled date, at a mutually convenient time.  However we can sometimes only give you only 30 days notice for availability.
